Buying Tanzanite and Gemstones in Nairobi, Kenya
Being a gemstone centre in East Africa, Nairobi has numerous jewelery and gem stores selling varied gemstones but dealing in Tanzanite in particular. This record explores the numerous pitfalls of buying Tanzanite in Nairobi and offers guidance on what to look for. |
|
Fraudulent Practices are prevalent in the Nairobi market An record in the Nation Newspaper recently highlighted the unregulated nature of the gemstone and jewelry business in Nairobi and East Africa in general. Fraudulent practices are thorough with many players selling inferior goods to unwitting buyers pertaining to be the finest qualities. With no Trade Descriptions Act in Kenya, shopping for Tanzanite, Tsavorite and gemstone jewelry is very much a case of caveat emptor (buyer beware). To avoid being a victim, take into consideration the following points: What to look for : Sales talk versus fact: First of all, it is foremost to have some idea of what you should expect from reputable sellers of gemstones. There are so many "merchants" in Nairobi whose sole purpose is to peddle gemstones for outrageous prices whilst purporting to be experts or even "owners of the mines". The majority of such claims are totally unfounded and downright false. Mining in East Africa is done very informally by artisanal miners in some very remote areas. The channel of distribution ordinarily follows the usual trend of the miners selling to established cutters and dealers who export to foreign markets or sell to local jewelery stores. Jewelery stores buy from a variety of sources together with such dealers, the most base being brokers. If a jewelery store purports to own the mine and by implication, the supply, do not be taken in by this - it is pure hype and a complete misrepresentation. A reputable seeder will be highly knowledgeable about the gemology of the gems they sell and be able to sass your questions coherently and in depth. They should carry some gemological qualifications to originate themselves as knowledgeable in the field rather than being purely merchants. Gemology is an intricate field and there are a great deal of synthetics, imitations and false gemstones out there to risk buying from a seeder who is not a gemologist. The days of being able to peddle stones with tiny knowledge of them and expect not to get caught out with a artificial or imitation are long gone. Tanzanite for example, can be coated to improve its colour. It has a artificial counterpart called Tanzanique which looks exactly like it. How can you be sure you are buying a genuine gemstone when the seeder themselves have no gemological knowledge or testing facilities? The Gemstones themselves: My other Ezine article, "Tanzanite Purchasing Tips" goes much more in depth into what to look for in Tanzanite in Tsavorite to differentiate in the middle of fine stones and lower grades so I won't go into too much information here as it is beyond the scope of this article. However, in general, a layman can differentiate in the middle of fine stones and low grade ones naturally by using base sense - the more vivid and deeply saturated the color, the finer the stone. The more flawless the clarity the finer the stone and often overlooked - the finer the cut, the more great the stone, the finer the quality. Most of the stores I surveyed were selling medium to low grade goods as top grade. This is totally unscrupulous. I would propose reading my record on Tanzanite purchasing tips on Ezine to get a good overview of what to look for. Also look at the bottom of this record for a link to my site where we list any very beneficial educational tools showing you what to look for in a fine Tanzanite. It is very easy to pay way over the odds for a mediocre Tanzanite in Nairobi whilst being led to believe that you are buying the finest quality. Aaa, Aa, 4A, 5A: If you have been shopping in any of Nairobi's jewelery stores you will have come over these terms. I was dumbstruck by how many stores fed misinformation using these "grades". The first thing to understand is that none of these terms are actual gemological grades. Aa and Aaa were terms used by miners in early mining days to denote the 2 top grades of Tanzanite - triple A is an highly deeply saturated color and is less than 1% of all Tanzanite, duplicate A is a shade lighter. I was angered to find many stores in Nairobi misrepresenting very mediocre material as triple A, but even more angered to hear such sales talk as "but we also have 4A and 5A - very extra and only from our mines, nowhere else" at which point they produce some duplicate A stones at ridiculous prices. 4A and 5A are just made up hype - they have never been used by the business and are naturally terms coined by merchants to hype their stock.
The store itself: Don't be fooled by location - many of the stores I surveyed are settled in upscale malls where they use their excellent sell location to peddle high volumes of mediocre goods to unsuspecting buyers. This, by itself is fine but when they record the goods as the finest qualities when they are not, and payment outrageous price, then it naturally becomes a form of fraud. I object enormously to this and by extension, the prestige it gives our industry. When you enter the store, look for an environment that appears pro - is the store an postponement of a curio store with a merchant peddling a large array of curios with gems thrown in? Do the staff know gemstones, are there any gemologists to sass your questions? Obviously you want to look for a store that offers these things and don't be persuaded to drop thousands of dollars on an impulse - do some study first. Prices: The most outrageous factor gleaned from my witness was prices, especially for Tanzanite. Some stores were selling medium grade stones (which they represented as "4A" or "5A") for over 00 per carat. This is outrageous for the local shop (in the Us shop this would be more normal). At the time of writing, even the very finest investment grade pieces (and I found zero stores indubitably selling this grade despite their sales banter promising the earth) shouldn't be more than 0 per carat. This is for excellent cutting, flawless clarity and the very finest colour found in the top 1% of Tanzanites. Don't be fooled into spending crazy money. Do some study first. All in all, the witness revealed a very high level of fraud and fraudulent practices surrounded by sellers of Tanzanite and gemstones in the Nairobi area. With no governmental body in place to regulate it, it indubitably is a case of caveat emptor (buyer beware) when you are shopping for Tanzanite. Do your research, go to any stores and do comparisons and look for pro and knowledgeable gemologists who are able to sass your questions fully before buying. Pros and Cons of Buying a Foreclosure
When citizen determine to purchase a foreclosure, they are expecting a steal - a precisely good deal on a new home. And oftentimes, they get what they are finding for. But as with the acquisition of any real estate, there are advantages and disadvantages to consider. |
|
With foreclosures, it is important to understand that there are many separate types, separate phases of foreclosure. It is separate buying a property that is already under foreclosure, for example, than buying a property at auction, or a property that is being sold during pre-foreclosure or during consideration of default. Hgtv's Front Door offers a ample list of some of the pros and cons of buying a foreclosure in its many stages. Advantages of buying a foreclosure Getting a good price on the property is probably the biggest benefit of buying a foreclosure. Because sellers, lenders and / or the bank need to rid themselves of property, you can almost all the time get it for a lower price. Motivated sellers are other pro of buying a foreclosure. Buyers can often negotiate favorably with regard to home improvements, repairs, windup costs and supplementary fees. There will likely be a contingency or diligence period. during that time, buyers can regain the quarterly inspections and title research that would take place during the purchase of a home not in foreclosure. If the property is owned by the bank, the title will be clear. If the property is being auctioned, required cash payments can reduce competition. Foreclosure properties can be an perfect investment. Buying a foreclosure, especially during a deflated economic climate, and selling the property for a higher price down the road offers you the chance to behalf from your purchase. Disadvantages of buying a foreclosure If a property is under foreclosure, buyers will have to wait for the current residents to move out. Plus, there may not be room for price negotiations below what the sellers owe on the current mortgage. If the property is being sold as a short sale, the actual windup period can take upwards of 90 days. If the house is being sold at auction, there will be no inspections allowed. The property is sold as-is, and a stupendous whole of cash must be paid up front. The health of a foreclosed on home is sometimes suspect, and it is not unusual for disgruntled homeowners to generate damage. According to Hgtv's Front Door, these are the separate types of foreclosures you need to be aware of before choosing to make a purchase. Properties under full foreclosure because of missed payments from the former owners. Pre-foreclosure properties where the owners have been issued a consideration of default. Foreclosures being sold at auction. Post-foreclosure properties that are owned by the bank or by the lender. Buying a foreclosure - especially if it is your first - can be a involved process. To ensure you understand the ins and outs of the process and to guarantee you make the wisest, most well-informed purchase, reconsider communicating with a real estate and foreclosure consulting firm. Buying property straight through Your Self Managed Super Fund
Buying property straight through Your Self Managed Super Fund
If you have your money in a self-managed super fund (Smsf), to say the past eighteen months have been a little stressful is probably a giant understatement. |
|
While the Gfc sent stock prices bipolar you've had to sit and watch asset prices rise, wishing there was a way to put some of that hard earned money to work in bricks and mortar. As it happens, there is. Change in rules for borrowing against Smsfs Back in September 2007 the rules governing self managed super funds (Smsfs) changed so that you could use your super funds to borrow to invest in an asset, such as property. Up until then, if you wanted to buy property, your fund had to buy it outright. But now you can borrow everywhere from 60-75% of the asset value depending on the type of asset and lender. So if you have - or are inspecting - a Smsf, this could be a great way to leverage super to grow your assets - and gain some impressive tax benefits too. What sort of asset can I buy? Through your fund, you can borrow to buy asset such as residential, commercial, retail, rural and holiday apartments. It's foremost to remember that this is for speculation asset only so you can't move in. How does it work? In plain English rather than excruciatingly jargon filled information (best left to your financial advisor): You get a lawyer to establish a asset trust surface your fund.
You find a property, pay a deposit and borrow the rest from a lender straight through your Smsf.
The asset Trustee purchases the asset and becomes the legal owner.
The asset Trustee grants a real asset mortgage over to your lender.
Rent from the asset is paid into your Smsf.
You pay off the loan to the lender straight through your Smsf.
The beneficiary of the asset is your Smsf. While advantages will differ from person to person, they include: the capability to leverage an asset
tax savings and benefits
it gives you diversification of speculation from shares or managed funds
10% capital gains if you hold the asset for more than 12 months and potentially nil if the asset is sold when the fund is in pension phase
tax deductible interest costs the bank or lender has no access to other assets in your Smsf.
rent generated from the asset does not count as a taxed contribution. Things you need to take into account:
Do you have the cash flow and capacity to service the loan? The bank will value the asset and resolve whether the rental revenue and any supplementary super contributions you make can cover the loan. Depending on whether you buy commercial asset or residential asset can have a bearing, especially as interest rates rise.
Does your Smsf permit this type of borrowing? You need to make sure that your trust deeds allows it, and you might need to provide provisions for it to do so. Have this checked out by your lawyer.
Does it work with my speculation strategy? A discussion with your speculation adviser would be foremost in this situation.
Can I cover supplementary costs? Your Smsf is responsible for rates, land tax, interest and loan repayments, lender's fees, legal and accounting fees, repairs, asset management costs, insurances, etc Sam the butcher turned 50 on the weekend. Happy birthday Sam. He earns ,400 a year plus 9% super that goes into an business fund. He's also got 8,000 in savings. Sam wants to build up his nest egg for withdrawal with a asset speculation so he checks out a tip from one of his regulars and sets up a Smsf. Instead of rolling over his business fund, he decides to use the 8,000 as a deposit. He finds a house that costs 0,000 and borrows 2,000 via his fund. After 10 years of capital growth at say, 4%, the value of the asset is 0,912. Assuming 7.5% interest p.a. Over the 10 years he owes 7,813. Because Sam has been wage sacrificing, his tax on contributions is 15%. If he'd been paying surface his fund, he would have had to pay 31.5% including the Medicare levy. Sam decides to sell his asset and now has 3,099 in his fund - instead of 6,793 - production him 6,306 good off...and laughing 'til the cows come home. A Beginners Guide to Buying Authentic Swords Online
A Beginners Guide to Buying Authentic Swords Online
Looking at all the various swords for sale online can make you feel a bit like a kid in a candy store. But if you are looking to buy authentic replica swords online, it can be a bit harder to get what you authentically want than it otherwise might first appear... |
|
Sure, if you are just looking for an ornamental sword to hang on the wall - it's pretty easy. Just look nearby for a sword that takes your fancy, don't spend much more than Us and your chances of getting what you want are good... But if you are like me when I first started my sword collection, you might not know that there is a world of disagreement between an ornamental sword that you hang on the wall and a Real sword that you can authentically swing through the air or cut things with! The reality is that the vast majority of swords for sale on the internet are what experienced sword collectors call "sword like objects". Even just swinging one of these swords through the air is asking for trouble, and may the gods help you if you try to cut something as straightforward as a cardboard box! More often than not, the swords deal with will break, the blade will shatter or worse still, come flying off like some demented helicopter blade at a speed of just over 40mph (trust me, voice of sense here!). The fact of the matter is that if you are looking for a Real sword, you need to start your quest looking for what online sword sellers refer to as a "battle ready" or "functional sword." Unfortunately though, not all sword sellers are scrupulously honest in their description of a battle ready sword... And quite often, this description is applied to swords that are anyone but "functional". Essentially, there are three main characteristics that all Real swords have in common. And those characteristics are: They are made of high carbon steel, Not stainless steel. In my opinion, the best "bang for your buck" swords are all produced by 3 fellowships - Windlass Steelcrafts, Generation 2 and Paul Chens Hanwei Forge. All of these manufacturers make good potential Real swords at prices nearby the Us0 to 0 mark. While you might think that this is a lot to pay for a sword, especially when compared to the cheap swords being sold online for or - the reality is that you are not comparing apples with apples. And believe me, for this price range you can get some very mean, strong swords that you would be proud to show off to your friends. A Beginners Guide to Buying Authentic Swords Online |

Advantages and Disadvantages of Buying Online
The number of people who are opting to shop online instead of the regular brick and mortar stores is increasing by the minute. Online shopping is fast becoming a trend that seems to be enjoying a tremendous growth path. However, what exactly are the advantages and disadvantages of buying online?
There are a couple of things that you would need to consider. Since the competition of online businesses continues growing, the prices of products continue to go down, as well. Of course, this is very advantageous to consumers. One more benefit of online shopping would be its convenience. Consumers are able to browse through the different stores and products with just clicking the mouse. Consumers are consequently given more alternatives and different products. Another advantage would be that consumers would be given the ability to purchase items that are not available in their area. They could simply go to websites like ebay, and they would be able to buy from anywhere in the world.
Sari Store
A major disadvantage in buying online would be issues concerning security. Because of crackers and hackers that are becoming more skilled, there are always risks of consumers' sensitive information, like personal and credit card details, could be stolen and used fraudulently. A lot of online stores have strived hard to put good security measures in place to assure their consumers that they would be trying to do their best in preventing that from happening. However, they still do give out a reminder that not all incidents can be prevented. For example, there are a lot of spammers that send email messages to various private email addresses as they try to dupe people to reveal the details of their credit cards, a technique which is called phishing. These emails could even appear to be sent from legitimate companies, which the reader could be familiar with, so that it can sway them to trust the particular email.
Although buying online could prove to be very convenient and beneficial, you should always be at your toes and be very cautious in doing business and transactions online. Make sure that you do your research in making sure that you easily distinguish the scams from the good deals.

Buying Petticoats Online
You can now buy almost anything online, and petticoats are not an exception. Petticoats are generally underskirts, which are a bit shorter than external clothing. They are usually designed with a laced, pleated or ruffled edge. If you are coming up with your wedding outfit, then a petticoat would be an essential piece to complete your wedding ensemble.
When buying petticoats online, you would need to keep some pointers in mind.
Sari Store
Because most bridal gowns which are available in the market today already have built in petticoats, you might not need to purchase one anymore. However, if you wish to make the look of your gown puffier, then wearing a petticoat underneath it would be able to do the trick. There are even some brides who prefer to use two petticoats so that they can achieve the fullness that they need for the skirt.
Now, the kind of petticoat that you would have to wear would mainly depend on the dress you would be wearing, and so you would have to choose the wedding gown, which you would be using. It would advisable that as you browse for petticoats online, you have a picture of your wedding gown handy to use as a reference. That way, you would be able to check if the petticoat and the wedding would be matching color. That is crucial, as you would not want everybody seeing the lingerie you have under your gown.
As you buy your petticoat online, go for the more reputable online stores, which sell petticoats specifically. That way, you would be sure that you would be dealing with a dependable store. Make sure that you would be choosing a piece, which would satisfy your preference and style. Also go for a kind of fabric that would be comfortable on the skin and that would not be prone to any tears and snags.
